What is a Slab Leak?
A slab leak occurs when a water supply pipe or drain pipe that run under the concrete slab underneath your foundation cracks, breaks or bursts.
Causes of Slab Leak
Some of the common causes of a slab leak include;
Improper Installation
An improperly installed pipe is perhaps the most common reason for the leak. If a pipe is bent or dented during the installation process, the affected could cause the pipes to leak and may result in a burst.
Corrosion
The longevity of a pipe depends largely on its thickness. Copper pipes are vulnerable to experiencing corrosion over time that may result in pinhole leaks.
Foundation Movement
Soil shifts under your foundation may also cause your foundation to move slightly and put pressure on the pipes that may result in a slab leak. An earthquake, underground stream and soil erosion are some other common reasons for a foundation movement.
How to Locate a Slab Leak
Slab Leak Repair Options
Once the source of the leak is accurately detected, your plumber will provide you with all the possible solutions for a repair. Three common possible options include;
Trenchless Repair
Trenchless repair is the least destructive and least expensive method available to address a slab leak. With this, a plumber will create access holes in your slab and carry out a camera inspection to determine the intensity of damage caused to pipes below the foundation. If it is a viable solution, the technician will apply epoxy pipe liner to broken portions on the waterline before sealing it. Another trenchless solution is pipe bursting, commonly used when the pipes cannot be repaired. This involves inserting new pipes that are a little bigger in diameter than the existing ones.
Re-Piping/Re-Routing
If more than one pipe is damaged, two possible solutions are re-routing and re-piping. Both are invasive processes that require breaking through the slab and new pipe installation. Re-routing is viable when only a small number of pipes are required to be replaced. Re-piping of needed when most of the pipes in under the slab are damaged and required to be replaced.
Tunneling Under the Slab
If extensive damage is done to your pipes and you do not want to harm the integrity of your expensive flooring, tunneling under the slab is the way to go. A plumber will dig tunnels under your slab and perform necessary repairs before returning the soil to your floor.
